For Sale by Owner (FSBO) vs. Selling with a Realtor®

When preparing to sell your home, you may consider selling on your own, commonly known as For Sale by Owner (FSBO), or working with a professional Realtor®. Understanding the differences between each approach can help you determine which path best fits your goals and timeline.

Selling For Sale by Owner (FSBO)

Selling independently can seem appealing, particularly when looking to reduce upfront costs. However, it’s important to understand and consider the responsibilities that come with managing the process independently.

Potential Advantages

  • Reduced Commission Costs
You can avoid paying a listing agent’s commission, which is typically built into the overall sale structure.

  • Direct Control
You manage pricing, showings, marketing decisions, and negotiations firsthand.

  • Personal Perspective
As the owner, you can speak directly to buyers about the features and experiences that make your home unique.

Considerations

  • Time & Coordination
Scheduling showings, handling inquiries, managing paperwork, and coordinating inspections can quickly become time consuming and complex

  • Limited Exposure
Without having access to the Multiple Listing Service (MLS) and professional marketing channels, your reach to qualified buyers will be reduced.

  • Pricing Risk
Mispricing, either too high or too low, will reduce buyer interest or affect the overall outcome.

  • Negotiation Challenges
Buyers may assume FSBO sellers are more flexible, which will impact offer strength.

  • Legal Obligations & Contract Structure
Disclosures, contingencies, and deadlines must be handled carefully to avoid risk or delays.

A Note on Sale Price & Net Results

Many sellers overlook how pricing strategy, market exposure, and negotiation influence the final outcome, not just commission alone.

Market studies at both national and local level often show that homes sold with professional representation achieve higher sale prices than comparable For Sale by Owner properties. On average:

  • Homes listed with a Realtor® sell for approximately 18% more than FSBO listings

  • After factoring in real estate fees, sellers with professional representation will net roughly 12% more than those who sell independently.

This difference is largely driven by:

  • Expanded exposure through the MLS and professional networks

  • Strategic pricing based on current market data

  • Structured negotiation with qualified buyers

  • Market positioning designed to generate buyer interest

About Commission

Real estate commissions are not set by the state or by law and are always negotiable. The commission structure I typically work with is 6%, which is typically shared between the buyer’s and seller’s agents, each representing their respective clients.

That fee supports marketing, negotiation, coordination, and oversight throughout the process. All aimed to protect your property’s value and maximize your outcome.

While commission is an important consideration, most sellers find that the overall result, not just the fee itself, is what matters most.

Which Option May Be Right for You?

FSBO May Be a Fit If:

  • You’re comfortable managing pricing, marketing, negotiations, and paperwork

  • You have the time to coordinate showings and buyer communication

  • You’re confident navigating legal and contractual details

Working with a Realtor® May Be a Better Fit If:

  • You value expert guidance and market insight

  • You want broad exposure and professional marketing

  • You prefer a structured, well-managed process

  • You’re focused on protecting value and minimizing risk

The Bottom Line

Selling a home is a significant financial and logistical undertaking. While FSBO can work in certain situations, many sellers find that professional representation leads to smoother transactions, stronger positioning, and better overall outcomes.
